For those looking to get out, now is the time. I sold my NC house for top dollar. I far exceeded any price recommended by realtors. Far exceeded any price comparison in the neighborhood. And I nailed the realtor for 3%.

I will say my house was in top condition, with all new kitchen & baths. Electrical & plumbing was new as well. So I didn't hesitate to ask top dollar.

Newsday just had a front page article talking about the hot market, and indeed it is.

Anyone who says your house won't sell with a 3% commission. Find another realtor. It took me 2 or 3 tries to get a 3% realtor, and we are both very happy.

People are coming from the city in droves. Brooklyn, Staten Island, Queens, etc, etc. They all want out of the city, and they want Nassau.

The market is about pre-crash levels of 2009.

Good time to lateral Upstate, plenty of table top FFL around and shoot outside of the house and ride the ATV and it's so much fun up here!
When I go upstate it's almost like a completely different state. It's as amazing as things could be in new york.

The people who live up here are pro gun, many city people own property are becoming more open to firearms. The County Clerk has over 500 new pistol license applications since January. Many are city residents who are able to obtain a county license if they own a house in the county.
The Real Estate market has picked up in certain areas. Now is probably the best time to buy. The casino will be ready in two years and will drive prices up.

Sellers market right now. Anything that's updated and not overpriced is under contract in 60 days usually. A lot of cash buyers or nice 30-40% down payments.
Not the case in LB, sitting on an inventory of 200 homes, a lot of wanna be investors sitting on a lot of inventory.

Yeah there's a few places with a lot of inventory and they're not moving but here on the south shore that's what I've seen with a few exceptions (Copiage, Amityville, etc.)

People also get scared of the water.

A few good deals in Nassau Shores. Location is everything, a good school district helps.

100% that's really all that matters. It's the official open house weekend so if anyones interested you'll probably be able to see a lot of houses if you want to see what's out there. I'll be in Patchogue today.
